What the Miami Beach inventory holds
The Greater Miami Convention and Visitors Bureau publishes a Miami-Dade hotel inventory dated January 13, 2026. Its header prints 575 hotels and 64,719 rooms across the county.
The document carries an address and a room count for every property. Filtering its rows to Miami Beach addresses returns 222 properties and 20,909 rooms. Treat the city split as a derived figure. The 64,719-room county total is the number the bureau prints.
The list below ranks the market by room count, which sets the ceiling on a single-building block.
The ten largest properties by room count
The bureau inventory carries a room count for every property. Ten Miami Beach hotels hold 287 rooms or more. The next property down the list holds 284.
1. Fontainebleau Miami Beach, 4441 Collins Ave. — 1,440 rooms.
2. Loews Miami Beach Hotel, 1601 Collins Ave. — 790 rooms.
3. 1 Hotel South Beach, 2341 Collins Ave. — 442 rooms.
4. Grand Beach Hotel Miami Beach, 4835 Collins Ave. — 418 rooms.
5. Eden Roc Miami Beach, 4525 Collins Ave. — 415 rooms.
6. The Ritz-Carlton, South Beach, 1 Lincoln Rd. — 376 rooms.
7. Cadillac Hotel and Beach Club, 3925 Collins Ave. — 357 rooms.
8. W South Beach, 2201 Collins Ave. — 342 rooms.
9. The Miami Beach EDITION, 2901 Collins Ave. — 294 rooms.
10. Andaz Miami Beach, 4041 Collins Ave. — 287 rooms.
The room count caps what one building can carry. A 400-room group fits inside any of the top five.
Block size and the room-night commitment
A group rate covers a block of 10 or more rooms at groupRooms.org, per the platform glossary. Ten rooms for four nights equals 40 room nights, and the contract prices the commitment in room nights.
Set the block size against expected pickup. The Blocks contract guide, published by a commercial room-block software vendor, puts a group-favorable attrition floor at 80 percent or below. Its guidance measures that floor at guest arrival on a cumulative room-night basis. Ask every property to state the measurement date and the basis in the contract.
A 400-room block at an 80 percent floor commits the group to 320 actualized room nights. A 100-room block at the same floor commits 80. The smaller block carries less exposure on paper.
Minimum-night rules and blackout dates
The bureau inventory publishes no minimum-night policy for these hotels. Ask each property for four answers in writing.
One, the minimum-night requirement for a group arrival. Two, the blackout dates the property will not release into a block. The Blocks glossary defines blackout dates as dates on which a hotel will not honor the negotiated group rate or accept new reservations into the block. Three, the shoulder nights the group rate covers. Four, the resort fee and the parking charge per room per night.
Place those four answers beside the room count.
Space for a reception or a meeting
The Miami Beach Convention Center carries 1.4 million total square feet. The venue publishes nearly 500,000 square feet of exhibit space, a 60,000-square-foot Grand Ballroom, a 20,000-square-foot Junior Ballroom and 84 breakout rooms. The building holds LEED Silver certification after a renovation the bureau prices at $640 million. Ten acres of greenspace sit next to it.
Loews Miami Beach Hotel publishes 65,000 square feet of indoor function space and 22 additional meeting rooms, salons and parlors that run from 300 to 4,000 square feet. Its capacity chart lists the Americana Ballroom at 27,600 square feet with theatre seating for 2,500, reception for 2,630 and banquet for 1,530. The Meeting Highlights line on the same page lists that ballroom at 28,000 square feet. Ask the property to confirm the figure in the contract.
Keep the room-by-room figures. One combined total overstates what the group can use.
How far ahead group inventory opens
The bureau publishes no booking window for Miami Beach group inventory. Ask each property when its group inventory opens for the target dates and when it closes.
Two dated items shape the calendar for these dates. The Miami Beach Convention Center runs a booking incentive of $3.00 or $5.00 per occupied and paid guest room. It covers new bookings made before September 30, 2026 and actualized before September 30, 2027, inside the June 1 to September 30 window, with 50 or 100 rooms per night for a three-night minimum stay. The initial request goes to the bureau for approval, and the bureau pays after the program ends and it approves the audited rooming list. The venue labels the offer limited-time, so confirm the terms on the live page before you build a budget around them.
The second item is the Grand Hyatt Miami Beach. The bureau reports a May 2025 groundbreaking and an opening expected in late 2027. The 17-story hotel will hold 800 guest rooms with 52 suites, four floors of meeting rooms, and a climate-controlled skybridge to the convention center.
Compare block terms with one request
groupRooms.org sends one request to 50 or more hotels and returns competing offers in a single dashboard. The platform publishes 103,857 hotels across 46 states, a 24-to-72-hour response window, $0 fees and group rates 15 to 40 percent below the Best Available Rate. Proposals arrive contract-ready with room blocks, cut-off dates and attrition terms included. Hotels pay the platform a separate commission on accepted bookings.
The platform publishes one caveat for this market. Its seller-of-travel page lists California, Florida, Hawaii, Iowa and Washington as states where it does not operate, and the home page FAQ names Florida, Hawaii, Iowa and Washington. Confirm Miami Beach coverage with the platform before you route a Florida block through it.
Run the comparison on four fields. Room count available in one building. Minimum-night and blackout terms. Function space measured room by room. The attrition floor with its measurement date and basis.
